Bumi Residences by Pakubuwono is a twin-tower service apartment development located within the Green Belt area of PIK2. The project spans two adjacent plots: KKB 06, measuring 3,256 square meters and owned by PT Mandiri Intiperkasa Sentosa, and KKB 07, covering 3,906 square meters under the ownership of PT Edika Mandiri Primamakmur. These parcels are being developed by The Pakubuwono Development into high-quality residential towers.
Each tower rises 17 stories, designed to mirror one another on either side of a canal that runs between the two sites. Combined, both towers contribute to a total gross floor area of 41,637 square meters. Given the building height and the seismic design requirements of the region, a special reinforced concrete moment frame system was selected as the structural solution, offering both efficiency and resilience.
In response to height restrictions imposed by the KKOP (Aviation Operational Safety Area), the design incorporates a Lower Ground and Semi-Basement level in each tower to house parking and MEP equipment. This introduced significant challenges due to the site’s poor subsoil condition, as the area was originally a swamp. To address this, vacuum preloading was carried out to improve soil stability.
The site’s relatively small footprint, especially when compared to the required basement area, made open-cut excavation unfeasible. As a result, a secant pile system was used for soil retention during excavation, supported by a steel strutting system to provide lateral stability. For the foundation, a driven pile system was chosen, offering a practical solution that is both economical and faster to construct under the prevailing site conditions.
