Opus Retail Promenade is part of a 125-hectare integrated township in Batam, developed with a practical and efficient design. The project combines the modern design of retail spaces and comfortable open area. The first phase of the development includes retail spaces covering 10,000 square meters of Gross Floor Area (GFA), with 1 to 2-story buildings designed for a variety of commercial purposes.

 

Poor soil conditions along the coastal area and varying bearing layer levels are one of the challenges in this project. By dividing the project site into several zones and selecting the optimal pile lengths for each zone, DSP can perform efficient foundation design. Optimal structural design that still meets the architect’s design intent and code compliance as well as short design duration is one of the targets set by the client on this project.

 

Currently, the piling work is being carried out on the site and the construction of the upper structure including architecture and MEP works is expected to be completed by the end of 2025.
