SQ Rés is a second phase development to the award-winning South Quarter (SQ) Office & Retail complex established by Intiland that nestled in South Jakarta.


The project consists of two 22-story apartment towers on a 5 level basement structure with total floor area of 80,000 square meters. Designed by WKK, a world-known architect based in the UK, the project is promoted as “oasis in the city” for a number of valid reasons. Undisputedly, nature is the most striking theme that is instilled deeply within this project. The twin apartment towers are surrounded by a vastly-generous garden space and connected by elevated walkways. The project offers a serene private space to the residents, yet with a transit-oriented address, it also has very well-connection to the rest of Jakarta.


The selected structural system for the towers is reinforced concrete core wall combined with perimeter moment frames. In order to accommodate heavy landscape requirement on top of the basement roof, an upturned “waffle” floor system is introduced, serving a multipurpose function in providing fixity at the base of the towers and act as “backstay” seismic diaphragm.


The tower form was carefully explored through proactive coordination with the architect beginning from concept stage to find a seismically well-behaved structural configuration that fits perfectly with the aesthetic objective and efficiency of space-use.
